Do I need to pay my agent as a buyer?

In most cases, the buyer’s agent is compensated through the listing brokerage. That means you get professional representation at no direct cost to you.

How long does it take to buy a home?

From pre-approval to closing, it can take anywhere from 30 days to several months. The closing period itself is typically 30–90 days after an accepted offer.

Should I get pre-approved before looking?

Yes. Pre-approval tells you exactly what you can afford, locks in your rate, and shows sellers you’re a serious buyer.

What happens if I lose a bidding war?

It happens. The key is not to overextend out of frustration. I’ll help you stay disciplined and find the right property at the right price.

Can I buy with less than 20% down?

Yes. The minimum in Canada is 5% for homes under $500,000. You’ll need mortgage default insurance (CMHC), which gets added to your mortgage. Very common.
