Area Guide
Real estate across Simcoe County.
From Orillia’s waterfront to Oro-Medonte’s rolling hills — Simcoe County offers some of the best lifestyle and value in Ontario. Here’s your guide to the communities I serve.
The County
Where lifestyle meets opportunity.
Simcoe County stretches from the southern shores of Lake Simcoe up to Georgian Bay — a massive region of small cities, rural townships, lakefront communities, and everything in between. It’s one of Ontario’s fastest-growing regions, and for good reason.
Whether you’re looking for a walkable downtown, a quiet country property, waterfront living, or something close to the highway for commuting — there’s a community in Simcoe County that fits. The key is knowing which one.
Communities I Serve
Find your corner of Simcoe County.
Orillia
The Sunshine City. Walkable downtown, two lakes, a growing food and arts scene, and a community that punches well above its weight. Orillia is the heart of my practice and the focus of Sunshine City Secrets.
Explore Orillia →Oro-Medonte
Rolling countryside, estate properties, and some of the most sought-after rural land in Simcoe County. Home to Horseshoe Resort, Mount St. Louis, and a quiet quality of life that attracts buyers who want space without isolation.
Severn
Gateway to cottage country with year-round lake access on Bass Lake, Sparrow Lake, and the Trent-Severn Waterway. A mix of waterfront cottages, rural homes, and growing pockets of new development.
Barrie
Simcoe County’s largest city and one of Ontario’s fastest-growing. Strong employment, GO Transit access to Toronto, and a revitalized waterfront. A popular choice for commuters and young professionals.
Ramara
East of Orillia along the shores of Lake Simcoe and Lake Couchiching. A mix of waterfront properties, farmland, and the community of Brechin. Close to Casino Rama and the Mnjikaning Fish Weirs.
Coldwater & Area
A quiet village with a strong sense of community, close to both Orillia and Midland. Affordable properties, rural character, and a slower pace of life for those who want distance from the city without giving up access.
Why Simcoe County
What makes this region special.
Value
Compared to the GTA and Muskoka, Simcoe County offers more home for your money — detached homes, land, and waterfront access at prices that still make sense.
Lifestyle
Lakes, trails, ski hills, golf courses, and small-town charm. Four seasons of recreation without the cottage-country premium or the urban grind.
Access
Highway 11, Highway 400, and GO Transit put Toronto within reach. Live where you want, commute when you need to — and skip the traffic the rest of the time.
