The Home Prep Checklist.

A room-by-room guide to getting your home ready to sell. The small things make a big difference — this checklist covers what actually matters to buyers.

Buyers decide in seconds.

Most buyers form their opinion of a home within the first 30 seconds of walking in. Before they look at the kitchen counters or check the closet space, they’re already feeling whether this place is “the one.”

This checklist isn’t about renovating your home — it’s about presenting it at its best. Small, intentional steps that cost little but shift perception significantly. The goal is to make buyers feel like they could move in tomorrow.

Room by Room

The checklist, simplified.

Work through each area before your first showing. Not everything will apply to your home — focus on the items that make the biggest impact.

🚪Front Entrance
  • Power wash the driveway, walkway, and porch
  • Clean or replace the front door mat
  • Add a potted plant or seasonal greenery
  • Make sure house numbers are visible and clean
  • Ensure the doorbell, lock, and handle all work smoothly
  • Clean or repaint the front door if needed
🍲Kitchen
  • Clear all countertops — leave only 1–2 items max
  • Deep clean appliances inside and out
  • Organize the pantry and under-sink cabinet
  • Replace any burnt-out bulbs with bright, warm lighting
  • Remove magnets and clutter from the fridge
  • Fix any dripping faucets or loose handles
🛋Living & Dining
  • Remove excess furniture to make rooms feel larger
  • Clean windows inside and out for natural light
  • Steam clean carpets or polish hardwood floors
  • Neutralize bold paint colours if possible
  • Arrange furniture to create a natural flow
  • Add a throw blanket or cushions for warmth
🛌Bedrooms
  • Make beds with clean, neutral linens
  • Clear nightstands — one lamp, one item max
  • Organize closets to show available space (50% full is ideal)
  • Remove personal photos and memorabilia
  • Ensure all closet doors and drawers operate smoothly
  • Add a subtle scent — nothing overpowering
🛀Bathrooms
  • Re-caulk around the tub, shower, and sink if discoloured
  • Replace any cracked or foggy mirrors
  • Display fresh, matching towels
  • Remove all personal products from counters and shower
  • Ensure the fan works and the toilet doesn’t run
  • Deep clean grout and tile
🌳Exterior & Yard
  • Mow the lawn, edge the beds, and trim bushes
  • Clean out the eavestroughs
  • Tidy the garage — organize, sweep, and clear floor space
  • Store garbage and recycling bins out of sight
  • Repair any cracked steps, loose railings, or peeling paint
  • Clean the deck or patio and stage with simple furniture
💡Whole Home
  • Replace all burnt-out light bulbs
  • Ensure smoke and carbon monoxide detectors work
  • Touch up scuffed walls and baseboards
  • Fix any squeaky doors or sticky locks
  • Remove pet evidence — beds, bowls, odours
  • Deep clean air vents and replace furnace filters
📦Declutter & Depersonalize
  • Pack away family photos and kids’ artwork
  • Remove religious, political, or personal items
  • Clear counters, shelves, and mantels to 30% of what’s there
  • Box up anything you won’t need before moving day
  • Rent a storage unit if needed — it’s worth it
  • Think “model home” — clean, neutral, spacious

Quick wins that cost almost nothing.

If you only have a weekend to prep, focus on these three. They shift buyer perception more than almost anything else.

Replace every bulb with bright, warm-toned LEDs. Open every blind and curtain. Bright homes feel bigger, cleaner, and more inviting.

Paint Touch-Ups

Neutral walls with clean baseboards make the entire home feel fresh. You don’t need to repaint everything — just touch up the obvious spots.

Declutter

Less stuff = more space in the buyer’s mind. Pack 50% of your belongings into boxes or storage. The emptier a room, the bigger it feels.
