“The commute will kill me.”
If you commute daily, Barrie has GO Train service to Union Station. If you’re hybrid (2–3 days), the Highway 400/11 corridor is manageable. If you’re remote, Orillia and Oro-Medonte offer the best lifestyle with zero commute stress. The key is matching your work situation to the right community.
“Will I have good internet?”
In Barrie and Orillia — yes, fibre and cable are widely available. In rural areas like Oro-Medonte and Severn, Starlink has been a game-changer. Fixed wireless providers like Xplornet are also expanding. Always verify speeds at the specific property before buying — I can help with that.
“What about schools?”
Simcoe County has strong public and Catholic school boards with well-rated elementary and secondary schools. Barrie has the most options by volume. Orillia has several highly regarded schools. French immersion is available in most areas. For post-secondary, Georgian College is in Barrie and Lakehead University has a campus in Orillia.
“Is there good healthcare?”
Royal Victoria Regional Health Centre in Barrie is a major regional hospital. Orillia Soldiers’ Memorial Hospital serves the north end of the county. Walk-in clinics and family doctors are available, though waitlists exist — just like in Toronto. Specialists may require a trip to Barrie or Toronto for some cases.
“Will I miss the city amenities?”
You’ll miss some things — the variety of restaurants, the cultural events, the convenience of everything being 10 minutes away. But Barrie and Orillia have their own food scenes, festivals, and retail. And what you gain — space, nature, quiet, affordability — tends to outweigh what you leave behind. Most people don’t look back.
“Is it too rural for me?”
Simcoe County isn’t one thing. Barrie is a city of 160,000 — it has everything. Orillia is a smaller city with a walkable downtown. Oro-Medonte and Severn are genuinely rural. The range is enormous. Should I sell my Toronto home first or buy up here first?
It depends on your financial situation and risk tolerance. Most buyers sell first to know exactly what they have to work with, then rent short-term while searching up here. Some use a bridge loan to buy before selling. I’ll walk you through both options and help you decide what makes sense.
How long does the typical relocation process take?
From the first conversation to closing, most relocations take 3–6 months. Some move faster if they’re already pre-approved and know the area. I recommend at least 2–3 weekend visits to get a feel for different communities before committing.
Can I use my Toronto agent to buy in Simcoe County?
Technically yes, but you’d be working with someone who doesn’t know the local market, the neighbourhoods, or the nuances of rural and waterfront properties. A local agent who lives and works here will save you from costly mistakes and find opportunities a Toronto agent would miss.
Is now a good time to buy in Simcoe County?
The market shifts constantly, but the fundamentals haven’t changed: Simcoe County offers significantly more value than the GTA, demand from relocators continues to grow, and inventory in desirable areas moves quickly. I can give you a current snapshot of exactly where things stand when we talk.
What if I work in Toronto but want to live in Orillia?
If you’re fully remote, Orillia is ideal. If you’re hybrid (2–3 days in office), it’s doable — many people make the drive or take the GO from Barrie. If you commute daily, Barrie is the more practical choice with its direct GO Train service. I’ll help you find the right balance.
Are there hidden costs of living outside the city?
Rural properties may need well and septic maintenance, snow removal, and propane heat instead of natural gas. Property insurance can be slightly higher outside urban areas. But overall, your cost of living will be lower — especially mortgage payments, property taxes, groceries, and childcare. The savings typically far outweigh the rural-specific costs.
