The Township
Lakefront, farmland, and everything between.
Ramara Township stretches east from Orillia along the shores of Lake Couchiching and Lake Simcoe, reaching into the agricultural heartland of the region. It’s a diverse township — you’ll find waterfront properties with sunset views, working farms with century-old barns, and everything from modest bungalows to newer lakeside builds.
The township is anchored by a handful of small communities: Brechin on the lake, Atherley at the narrows, Rama with its First Nations heritage and Casino Rama, and Gamebridge to the south. None are large, but each has its own character and draws a different type of buyer.
For buyers, Ramara offers something increasingly rare: genuine affordability with lake access and rural character, all within 10 minutes of Orillia’s amenities. It’s the kind of place where your money stretches further and your commute to the lake is measured in steps, not hours.
Communities

Brechin
A small lakeside village on the eastern shore of Lake Simcoe. Brechin has a public beach, a community hall, and a handful of local businesses. Waterfront properties here offer direct Lake Simcoe access at prices significantly below what you’d pay in Barrie or Innisfil. Popular for both year-round living and seasonal retreats.
Atherley & Rama
The western edge of Ramara, sitting at the narrows between Lake Couchiching and Lake Simcoe. Home to the Chippewas of Rama First Nation and Casino Rama Resort. The Mnjikaning Fish Weirs — a National Historic Site — are here. Properties range from waterfront lots to rural homes on quiet back roads.
Gamebridge & Udney
The southern portion of the township, more agricultural in character. Gamebridge sits near the south end of Lake Simcoe with a mix of farmland and rural residential. Udney is a crossroads community further inland. These areas offer the most affordable properties in the township.
Concession Roads
Between the lakefront communities, Ramara’s concession roads run through farmland, hardwood bush, and rolling terrain. Properties here are larger — 5 to 50+ acres — and appeal to buyers looking for hobby farms, equestrian properties, or simply a quiet country home away from the water.
The Lifestyle
What draws people to Ramara.
Lake Simcoe Access
One of Ontario’s greatest lakes — ice fishing in winter, boating in summer, and sunsets year-round. Ramara’s eastern shoreline is less developed and more affordable than the south shore near Innisfil and Barrie.
Genuine Affordability
Ramara consistently offers some of the best value in Simcoe County. Rural properties, lakefront lots, and homes here come at price points that would be impossible closer to Barrie or in Muskoka.
Agricultural Heritage
Ramara’s farming roots are still alive. Hay fields, cattle farms, and small-scale agriculture define much of the landscape. For buyers interested in hobby farming or simply living surrounded by open land, this is the place.
Close to Orillia
Atherley is literally 5 minutes from downtown Orillia. Even Brechin is only 15–20 minutes away. You get the rural lifestyle without sacrificing access to groceries, healthcare, schools, and restaurants.
Casino Rama & Entertainment
Casino Rama Resort is one of the region’s largest entertainment venues — concerts, dining, gaming, and a hotel. It’s also a major employer for residents of both Ramara and Orillia.
Quiet & Uncrowded
With a population of about 10,000 spread across a large township, Ramara feels genuinely uncrowded. The roads are quiet, the lots are big, and the pace of life is exactly what people come here for.
