What does it cost to list my rental with you?

Commission is typically one month’s rent, paid upon successful lease signing. No upfront fees, no charges if we don’t find a tenant. I’ll walk you through the exact structure during our consultation.

How long does it usually take to find a tenant?

Most properties in Orillia and Simcoe County lease within 2–4 weeks when priced correctly. High-demand units can go faster. I’ll give you a realistic timeline based on your property and the current market.

Can I choose which tenant I want?

Absolutely. I screen applicants and present you with the top candidates along with my recommendation, but the final decision is always yours. You choose who lives in your property.

What can I legally collect from a tenant upfront?

In Ontario, you can collect first and last month’s rent. You cannot collect damage deposits, security deposits, or key deposits beyond the actual cost of the key. I make sure your lease is fully compliant.

Do I have to use the Ontario Standard Lease?

Yes, for most residential tenancies. It’s required by law and actually protects landlords as well as tenants. I prepare it with any additional lawful terms specific to your property.

What if I already have a tenant and need a new one?

I coordinate showings around your current tenant’s schedule with proper notice. The goal is minimal disruption for everyone while keeping vacancy time as short as possible.

Yes. I run a rental market analysis comparing similar properties in your area so we price it right — competitive enough to attract quality tenants quickly, but strong enough to maximize your return.
